Moving out of your Singapore rental flat is already a headache. Packing boxes, booking movers, and settling your next home takes up all your time. On top of that, you have a giant financial worry hanging over you: getting your security deposit back. Usually worth 1 to 2 months of rent, that is thousands of dollars of your hard-earned money.
Unfortunately, the final property inspection with your landlord and property agent is where the drama always happens. What you think is normal "wear and tear" over a two-year stay, a strict landlord might call "damage" so they can cut your deposit. To protect your cash, you need to be proactive. Fix up the flat nicely before the walkthrough so your landlord has zero excuses to keep your money.
Don't Get Caught in the "Wear and Tear" Trap
Under Singapore housing rules, tenants don't have to pay for natural aging of the house—like paint fading slightly under the sun or minor scuffs on the flooring. But anything that looks like accidental damage, neglect, or unauthorized modifications means the landlord can deduct money from you.
The biggest mistake is waiting for inspection day to find out what the landlord is unhappy about. If you fix the minor issues yourself beforehand, you control the cost. If you leave it to the landlord to hire their own contractors, they will definitely pick the most expensive quote and cut it from your deposit.
High-Risk Areas That Cause Handover Disputes
When your landlord or property agent steps into the flat with their inspection camera, they will check very specific areas. Fix these four trouble spots beforehand to ensure a smooth handover:
1. Wall Scars and Command Hook Damage
The number one cause of deposit disputes in Singapore is wall damage. Tenants love using double-sided tape or Command hooks to hang frames and mirrors without drilling. But our crazy humidity bakes the glue into the HDB plaster over the years.
If you just rip the hook off carelessly, a big piece of paint and plaster will peel off together, leaving an ugly grey crater. Every hook must be removed carefully using a hairdryer to melt the glue, and any drill holes must be filled with putty, sanded flat, and spot-painted nicely to match the wall.
2. Black Mould in the Bathroom
Landlords want to see a clean, hygienic house when you hand back the keys. Because HDB toilets are compact and trap moisture, black mould always grows on the bathroom ceiling, tile grout lines, and shower screens.
If the landlord sees widespread mould, they will charge you a hefty professional deep-cleaning fee. Scraping away the old, stained silicone, replacing it with fresh anti-fungal silicone, and chemically cleaning the grout lines will make the toilet look brand new, proving you maintained the place well.
3. Misaligned Wardrobes and Kitchen Cabinets
Property agents will open and close every single door and drawer during the walkthrough. After years of daily use, the small screws inside cabinet hinges naturally loosen up, causing doors to sag or scrape against the frame.
Loose door handles are also a red flag. It takes a handyman just a few minutes to tighten and realign every hinge in the house. Leaving them loose makes the flat look broken down, which invites the agent to check the rest of the house even more strictly.
4. Dead Lightbulbs
A very simple but common reason people lose money is blown lightbulbs. If an agent flips a switch and the light doesn't turn on, they won't just think the bulb is dead—they might flag it as a potential electrical wiring issue and charge you an expensive electrician check-out fee. Walk through every room and make sure all downlights, balcony lights, and track lights are working perfectly.
